So, how does this extended private key thing work? I think it comes from the root key using a hash function like HMAC-SHA512. You end up with a value that has both a chain code and the extended private key in it.

Don't forget, it's not just xpubs or xprvs. You can derive ypubs, zpubs, etc., just by tweaking the version bits. Check out SLIP-32 or SLIP-132 for the whole list.
